Mortgage myth:The Council Capital Value (CV) is a very good indicator of the value of my house

This is FALSE.  CVs are calculated by algorithms that take into consideration land and house sizes and sales in the area. These calculations don't take into account any chattels, the condition of the house or any other improvements. CVs can also can be very out of date. For example, if you bought a house in January 2014, the CV for that property had been set in July 2011.

You need to combine the property's CV with other information, like recent sale prices for similar properties in the area to get a clear view of the value of your home. Still not convinced? Contact us.
